How long do you keep verification uploads and form submissions?
Identity documents, banking information, and suitability answers are retained only as long as needed for onboarding, regulatory compliance, and ordinary business records—exact schedules depend on your jurisdiction and our policies in effect at the time. Access is limited to personnel and processors who need it. For a specific request (access, correction, or deletion where applicable), contact support.
What does “dividend-style distributions” mean?
We use that phrase to describe regular cash payouts to investors from rental income (after expenses and reserves), similar to how people think about stock dividends. Legally these are usually called distributions; the exact label and tax treatment are defined in your offering documents. Amounts and timing follow operations; updates are shared via email as properties evolve.
What do the snapshot lines mean (7.2%, 67%, total yearly)?
The calculator uses illustrative rates only: 7.2% of capital per month as monthly inflow, 67% of capital per year as a separate annual inflow, and total yearly as (monthly × 12) + annual inflow — all applied to the amount on the slider, before personal taxes. Program cards and tables use the same math at each program’s published minimum. Each offering defines real assumptions in its PPM or prospectus.
What does the return snapshot on the home page show?
7.2% monthly inflow and 67% annual inflow on the amount you choose, plus total per year (12× monthly + annual). There is also an illustrative hold period that shortens when you invest more. Property updates are shared via email; final economics are in each PPM.
Is this a registered investment product?
Whether an offering is registered or relies on an exemption depends on its legal structure, jurisdiction, and investor type. Terms for each program are described in its offering materials. Do not rely on this FAQ alone when making an investment decision.
Who can invest?
Many private real estate deals in the US are limited to accredited investors or rely on specific exemptions. Final eligibility will be stated in offering documents. Do not rely on this FAQ alone.
What is the minimum investment?
Minimums vary by program and are shown to signed-in investors on the Invest page. Final amounts appear only in each offering’s subscription materials.
How do returns get paid?
Typically through periodic distributions (cash flow) and proceeds when properties refinance or sell. Each deal’s legal documents define timing, fees, and order of payments.
What risks should I understand?
Real estate involves illiquidity, leverage, market and interest-rate risk, operator risk, and total loss of capital in extreme cases. Read each PPM and risk factors carefully.
How do “Invest Now” buttons work today?
They open an email to our team so you can express interest or ask questions. A full subscription and funding flow, when available, is completed through your offering and closing documents.
How do reservation and Portfolio sign-in work?
New investors start with Get started (reservation / qualification). There is no public self-serve sign-up for Portfolio access. After your reservation is approved, you receive an invitation to create your account and sign in. Registration is by invitation so only approved investors receive credentials.

Use the secure link (https://) from your invitation or from this site—avoid
opening saved files from your desktop. Try another browser or a private window, and
confirm you completed any email verification step. If it still fails,
