What does “estimated annual return” mean on the home page?

The slider multiplies your chosen investment amount by an illustrative annual rate (11.8% in the demo). That produces a dollar figure labeled “estimated annual return” for teaching purposes. It is not a promise of performance. Real investments have fees, taxes, vacancies, and risks that a simple calculator cannot capture.

What does “projected 5-year value” mean?

It shows what the same illustrative 11.8% rate would produce if compounded annually for five years on your slider amount — again for visualization only. Actual deals may use different structures (preferred returns, waterfalls, refis, exits).

Is this a registered investment product?

Whether an offering must be registered (or exempt) depends on the legal structure, jurisdiction, and investor type. Before accepting real money, work with qualified securities counsel. This website is a prototype until you wire real compliance and disclosures.

Who can invest?

Many private real estate deals in the US are limited to accredited investors or rely on specific exemptions. Final eligibility will be stated in offering documents. Do not rely on this FAQ alone.

What is the minimum investment?

Sample opportunities on the Invest page show minimums between $10,000 and $25,000 for demonstration. Real minimums will appear in each offering’s subscription materials.

How do returns get paid?

Typically through periodic distributions (cash flow) and proceeds when properties refinance or sell. Each deal’s legal documents define timing, fees, and order of payments.

What risks should I understand?

Real estate involves illiquidity, leverage, market and interest-rate risk, operator risk, and total loss of capital in extreme cases. Read each PPM and risk factors carefully.

How do “Invest Now” buttons work today?

They open an email to our support address so you can express interest or ask questions. A full subscription flow (e-sign, funding) is added when you’re ready to build it.

Where do form submissions go?

The early-access and support forms use Netlify Forms when the site is deployed on Netlify. Check your Netlify dashboard → Forms for entries. You can also connect notifications to email.
